The United Arab Emirates has revamped its Golden Visa programme, introducing a nomination-based system that offers lifetime residency for a fixed fee of AED 1,00,000 (₹23.3 lakh).
The new framework moves away from high real estate investment thresholds and aligns with the UAE&rsquo;s vision for a more inclusive, long-term residency model. The change is expected to significantly impact Indian investors, who have historically viewed UAE property as both a capital asset and an immigration pathway.
According to Akash Puri, Director - International at India Sotheby's International Realty, this update shifts the focus from residency-led investments to value-driven real estate strategies. He noted that earlier, investors had to commit AED 2 million (₹4.7 crore) in property to obtain a 10-year visa, encouraging speculative buying.
Now, with wider access to residency, speculative pressure is expected to ease, particularly in mid-market and entry-level segments. Investors will likely prioritize location, developer trust, and rental yield over fast-track immigration gains.
The move is expected to appeal to ultra-HNIs still interested in luxury and trophy assets while bringing more stability to the broader UAE property market.
Though the UAE government hasn&rsquo;t issued an official notification, reports indicate that India and Bangladesh are among the first nations eligible, with over 5,000 applicants set to benefit in the initial rollout.
