In a striking reflection of growing wealth and consumer confidence, Delhi-NCR witnessed a 2,550% year-on-year surge in sales of ultra-luxury homes priced at ₹50 crore and above during the first half of 2025, according to a new report. Homes in the ₹20&ndash;50 crore range also rose sharply by 1,233%.
The residential market in the region is undergoing a significant transformation, with premium and luxury segments now taking center stage. In the January&ndash;June 2025 period, homes priced over ₹2 crore accounted for 57% of total residential sales &mdash; a jump from 43% in the same period last year, as per data from Knight Frank India.
Gurugram, particularly areas like Golf Course Road and Southern Peripheral Road, continues to lead the luxury housing segment. Ultra-premium projects in these micro-markets are seeing immediate traction, with 60&ndash;70% of units sold shortly after launch.
&ldquo;The residential market is shifting from speculative buying to value-driven purchases centered on lifestyle, quality, and exclusivity &mdash; indicating a healthy and maturing market,&rdquo; said Mudassir Zaidi, Executive Director &ndash; North, Knight Frank India.
Gurugram contributed 51% of total home sales and 55% of new project launches in H1 2025. Infrastructure enhancements across key zones such as the Dwarka Expressway, Sohna Road, and the Southern Peripheral Road are key drivers of this momentum.
Noida and Greater Noida together made up 30% of the region&rsquo;s total home sales and 29% of launches, with Greater Noida gaining traction due to land availability and proximity to the upcoming Noida International Airport in Jewar.
The trend toward premiumisation is also reflected in prices &mdash; average residential rates rose 14% year-on-year to ₹5,535 per sq. ft. in H1 2025. Markets like South Delhi, Golf Course Road, and Sohna Road registered the sharpest price hikes due to strategic location and premium appeal.
Knight Frank noted that infrastructure megaprojects such as the Delhi-Mumbai Expressway, RRTS, metro expansions, and the Dwarka Expressway are reshaping buyer interest and enhancing connectivity. The Noida airport and proposed Gurugram metro extension are expected to further boost demand and long-term growth across emerging micro-markets in the NCR.
