The clarification comes after several real estate firms were seen promoting the Golden Visa as a reward for property purchases, suggesting that Indian nationals could obtain residency simply by paying a one-time fee. UAE authorities have now made it clear that eligibility is not automatic and requires official approval.
Akash Puri, Director International at India Sotheby's International Realty, noted that this clarification has dual implications for Indian investors. Traditionally, real estate investment was one of the main pathways to secure long-term residency, driving interest among Indian buyers who sought both financial returns and immigration benefits.
With the visa now tied to broader professional and achievement-based criteria, the urgency to buy property solely for the sake of residency may decline, especially in the mid-market and entry-level segments. This could curb speculative purchases and promote more value-driven investment behaviour.
Puri added that luxury and high-value properties will likely continue to attract ultra-high-net-worth individuals, who are less affected by the new eligibility framework. For Indian investors, this development signals a shift from residency-driven purchases to long-term, strategy-based investments.
Over time, this change could contribute to a more stable and sustainable real estate environment in the UAE, rewarding thoughtful participation over short-term speculation.
